Senior Property Manager

We are looking for an experienced and professional Property Manager to join the founder to be the first employee of Dunedin Property Management. We are growing fast and so the successful candidate needs to be flexible and adaptable to change.

The successful candidate will start with a small portfolio but will be responsible for the onboarding of new managements in an efficient manner.

This is an exciting opportunity for an experienced property manager to help build systems and procedures needed to grow a new property management company.

The role does not formally include BDM work but as a small team, flexibility will be needed and any referrals will be rewarded.

The successful candidate will:

  • have a minimum of 3 years property management experience based in Dunedin.

  • Knowledge of the RTA 1986, RTA Amendment Act 2020, Healthy Homes Standards, and other legislation related to property management in New Zealand

  • have substantial experience with submitting and presenting to the Tenancy Tribunal

  • be confident, trustworthy, and able to work independently

  • be highly organised with strong attention to detail.

  • have a high level of personal presentation and professionalism.

  • have excellent interpersonal skills and able to build rapport with a wide range of people.

  • have excellent written & verbal communication skills.

  • have a high level of personal integrity.

  • be an enthusiastic person with a “can-do” attitude.

  • have a full NZ Drivers Licence & a clean record.

The role involves:

  • Onboarding new property managements acquired by the BDM
    - setting up new owners, properties, and tenants in PropertyMe
    - sending introductory info packs

  • Receiving and reconciling daily rent payments

  • Organising the preparation of rental arrears lists

  • Sending daily arrears notices as required

  • Organising and managing an inspection calendar for the portfolio of properties

  • Sending daily email inspection notification notices

  • Taking appropriate action against tenants in arrears (10+ days)

  • Deal with all correspondence in relation to the portfolio of properties managed

  • Together with the marketing manager preparing marketing for available rental properties

  • Dealing with enquiries from prospective tenants

  • Organising open viewings for available rental properties

  • Processing applications from prospective tenants

  • Together with marketing manager providing marketing reports to owners

  • Approving tenancy applications

  • Completing the signing of tenancy agreements

  • Keeping accurate digital records of all communications, agreements, and actions using our software and online shared folders.

  • Conducting periodic inspections (routine, entry, exit) of managed properties

  • Completing reports of inspections

  • Sending 14 day notice of breach notices (as required)

  • Lodging bonds for new tenancies

  • Refunding and making claims on bonds for vacating tenants

  • Identifying maintenance requirements

  • Organising and planning repairs and maintenance

  • Maintaining regular, close contact with tenants and owners

  • Maintaining close contact with tradies

  • Preparing, lodging, and presenting applications to the Tribunal

  • Authorise payment of owner bills

  • If required, attend to clients’ payments e.g. rates, insurance etc.

  • Check monthly and yearly rental statements before forwarding to clients

  • Carry out rent reviews in accordance with clients’ requirements

  • Attend team meetings

  • Assist with the recruitment, training, and management of new and existing staff

  • Complete or attending any training sessions, conferences, and/or networking events as set out in the professional development plan.

  • Participate in the creation or improvement of company systems, policies, and procedures

  • Fill in for the Principal when he is sick or on leave

Fast-track career advancement

The successful candidate will have the desire to grow and lead a team of property managers. Within 5 years they will have the opportunity to be the General Manager of Dunedin Property Management with a team of up to 10 property managers, BDMs, and administrators.
