If you send through your email, phone number, and rental property address then we’ll do some research and let you know what a realistic rent is in the current market. If you require a formal appraisal then we charge a $99 + gst fee and we’ll come out to the property, inspect it, and provide a written report you can present to the bank.

What is a rental appraisal?

A rental appraisal involves a qualified property manager evaluating your property to determine the appropriate rental income based on current market conditions and comparable properties. While local councils or banks may establish property values for various purposes, a rental appraisal specifically focuses on the potential rental income. This process is crucial for landlords to ensure they set competitive and fair rental prices. At Dunedin Property Management, we offer comprehensive rental appraisals to provide you with an accurate assessment of your property's rental value.

We undertake two types of rental appraisal:

1. an informal appraisal used to establish a rental market value of the property

2. a formal rental appraisal that is provided to the bank or other financial institutions for lending purposes


What is an informal rental appraisal?

If you provide the address of your property then one of our team will do some online research and present you with a rental range. We consider this an informal appraisal because it is largely based on online data, and our marketing knowledge, but does not include a formal inspection of the property. This information is suitable for investors wanting to understand the potential yield of a property. It isn’t suitable for loan applications or lending purposes.


What is a formal rental appraisal?

Our formal rental appraisal report is suitable for banks and other lending institutions and covers the following information:

  • An estimated weekly rent range for your property.

  • Comparative insights with similar properties currently listed on Trademe.

  • A breakdown of historic rental data for comparative properties from Tenancy Services.

A formal rental appraisal includes a physical inspection of the property and a written report delivered in the form of a pdf. These cost $99-gst and are paid in advance.
